What is a Roof Certification?

Roof certifications are different than a typical home inspection. Generally speaking, most home inspectors do not perform thorough roof inspections due to the possibility of damage and / or liability. Our roof inspections determine the current condition of the roof in question and provide complete computerized reports on:

  • Condition of all roofing materials
  • Flashing around roof transitions, chimneys, HVAC units, vents, and valleys
  • Possible necessary repairs
  • Conditions which could cause a roof leak in the future
  • Ridgecaps and all drip edge
  • Soundness of roof drains, downspouts, and gutters
If the roof does not require any repairs or maintenance, we will then estimate the minimum remaining years of life that should be expected for the roof and certify its inspection. Our roof certifications can be made for between two to five years, depending on customers preference. If the roof needs repairs, a proposal for the repairs is given to the homeowner and after the repairs are performed we can then issue the roof certification for the specified period of time.

How Roof Certifications Help to Sell Homes!

Roof Certifications give potential buyers peace of mind. Sellers can strengthen their home's appeal by including a roof certification during the selling process. Sellers who do not include a roof certification to potential buyers run the risk of higher out pocket costs due to higher contigency allowances given for roof repairs to be made later by the buyer's roofer.

Exclusions to Roof Certifications

Certain conditions are not covered by our roof certifications which include; high winds, damage caused by foot traffic or improperly installed hardware or solar panels, natural disasters, ets.

Everyone in the real-estate community knows it is critical to be able to count on your roof inspector to give you a quick, accurate, and detailed roof inspection report. Our roofing inspectors have knowledge of all types of roof material on the market today. We'll estimate the age of the existing roofing system, locate and identify all deficiencies (if any), as well as, give an estimated life expectancy for the roof. We provide a roof inspection report on our standard inspection report form via email within 24 hours of inspection, sooner in some cases.

The vast majority of leaks found are due to:

  • Broken Roofing Tiles
  • Cracked Flashing

Should the roof in question need repairs, replacement, o routine maintenance our company can typically complete the job within the escrow period. We focus on your existing roof and make sure that it is either in good repair or thoroughly document any deficiencies and suggest repair options. In addition to the roof inspection services we offer we are also perform roof repairs, emergency roof repairs, and roof maintenance plans. In most cases we can provide at a minimum, maintenance such that the entire existing roof remains leak-free for at least two to three more years.
